Start with scope. Before a single quantity is measured, write down what is included and what is not. Most disputes on award are scope disputes dressed up as pricing disputes. A one-page inclusions and exclusions list attached to your bid removes that risk almost entirely.

Then measure consistently. Use one takeoff method per trade and stick to it across projects so your historical data stays comparable. A quantity you cannot compare to last year's job is a quantity you cannot sanity-check.

Price regionally. National averages are a starting point, never an answer. Labour productivity, union rules, haul distances and supplier competition move a line item by double digits between two cities in the same state.
